Conversion types

Choose your conversion

Your roof shape, your house and your plans for the space all point to the best option. Here’s how each type changes your roof.

  • Dormer loft conversions

A box extension built out from the roof slope

Built out from the slope of your roof, a dormer adds valuable headroom and floor space so the loft works as a proper room. We handle building regulations, structural engineering and every finishing touch.

  • Rear dormer extensions

A full-width box across the rear roof slope

A flat roof and vertical walls off the rear slope give maximum internal volume and a traditional room shape. Popular on terraced and semi-detached homes, with private building control, structural calculations and approvals all covered.

  • Mansard loft extensions

A steep 72° rear wall with a flat roof above

One of the most transformative options. The rear roof is rebuilt as a near-vertical wall, typically at 72 degrees, with a flat roof on top, creating room for several bedrooms or a large master suite.

  • Hip to gable conversions

The sloping hip rebuilt as a vertical gable wall

Made for semi-detached, end-of-terrace and some detached homes with a sloping “hipped” roof. We build the sloping side up into a vertical gable end, significantly increasing headroom and usable floor space.

  • L-shaped dormer conversions

Two linked dormers forming an L in plan view

Two dormers joined together, one on the main roof and one over the rear extension, forming an “L” from above. Ideal for Victorian and Edwardian terraces, using every inch of roof space.

  • Pitched dormers

A small gabled roof over each dormer window

A dormer with its own gabled roof that mirrors the main roof, keeping the character of period and traditional homes while bringing in extra space and plenty of natural light.

  • Velux conversions

Roof windows set flush into the existing slope

Roof windows fitted flush with the existing roofline fill the loft with daylight without major structural changes. They typically fall under permitted development, so they are quicker and easier to install.

  • Shell loft conversions

Structure and weatherproofing done, fit-out left to you

We build the weatherproof, structurally sound shell: steelwork, floor, roof alterations, dormer if required, windows, staircase and external roofing. You finish the interior at your own pace and budget.

FAQs

Choosing the right loft conversion

Can’t see your question? Our team is always happy to talk it through.

Ask us a question

What types of loft conversions do you offer?

We design and build dormer loft conversions, rear dormer extensions, mansard loft extensions, hip to gable conversions, L-shaped dormers, pitched dormers, Velux conversions and shell loft conversions. The right choice depends on your home’s structure and what you need from the space.

Can every house have a loft conversion?

Not every house is suitable. It depends on the existing roof structure, the head height available and the overall space. We carry out a thorough assessment first, checking the structure, the design options and building regulations, so you know what’s achievable before you commit.

How do I choose the right type of loft conversion?

We help you choose based on your property’s structure, your budget and the space you need, so the conversion adds as much function and value to your home as possible.

Do I need planning permission for a loft conversion?

Often not. Many loft conversions can go ahead under permitted development rights. Homes in conservation areas, listed buildings, and conversions that alter the roofline or exceed certain dimensions may need planning permission. We handle the regulatory side for you, including applications and liaising with the local authority.

How long does a loft conversion take?

Most take between 6 and 12 weeks, depending on the size, complexity and type of conversion. Larger projects such as mansard or hip to gable conversions can take longer because of the extra structural work.
